What data sources does Biedbril use?
Biedbril uses available sources such as Kadaster, BAG, EP-Online, BRO, DSO, KVK, Atlas/Leefomgeving, and trusted providers such as Mapbox. The exact data can vary by address, so the report also shows what is missing or worth checking with a professional.
How accurate is the information?
We use source data where it is available and show it in context. Some sources update slowly or have access limits, so treat the report as a strong starting point, not legal, financial, or building advice.
How fast do I get my report?
Most checks are ready within minutes. If a source is delayed or unavailable, we show that clearly so you know what still needs attention.
Is my data safe?
Yes. We encrypt your data and only process what is needed to create and manage your report. You can ask us to delete your account and its data at any time.
Do I need to upload documents?
No. An address is enough to start. If you have VvE reports, inspections, contracts, or seller documents, you can upload them for extra AI analysis.
What if I'm not satisfied with the report?
Commercial guarantee, in addition to your statutory rights. Not what you needed, or did the full report not load after you paid? Ask within 14 days of payment and we refund you in full, also after delivery: email us or use the withdrawal form. Refunds are handled by hand, usually within 5 business days.
Can I share my report with others?
Absolutely. Every report gets a unique shareable link. Send it to your mortgage advisor, real estate agent, notary, or family. You can also download the full report as PDF.
What kind of properties can I analyze?
Any property in the Netherlands with a registered address. Apartments, houses, commercial properties, new construction — if it has a BAG registration, we can analyze it. That covers virtually every building in the country.
