1. Agreement to terms

By accessing or using Biedbril's pre-bid property check platform and services, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.

2. Description of service

Biedbril provides a pre-bid property check platform that combines available property data, optional documents, and AI analysis into reports that help buyers and professionals identify questions, risks, and next steps before an offer.

3. User accounts

To use our services, you must:

• Create an account with accurate and complete information
• Maintain the security of your account credentials
• Promptly notify us of any unauthorized use of your account
• Be responsible for all activities that occur under your account

4. Acceptable use

You agree not to:

• Use the service for any unlawful purpose
• Upload documents you do not have the right to share
• Attempt to gain unauthorized access to our systems
• Interfere with or disrupt the service
• Reverse engineer or attempt to extract our algorithms

5. Payment terms

Fees for our services are as stated on our pricing page. Payments are processed securely through our payment provider. For a single report we give a commercial guarantee, in addition to your statutory rights: if the report is not what you needed, or the full report did not load after you paid, ask within 14 days of payment, by email or through the withdrawal form, and we will refund you in full, also after delivery; refunds are handled by hand, usually within 5 business days. We reserve the right to change our pricing with 30 days’ notice.

Sections 5.1 to 5.4 apply when you buy as a consumer. If you buy for your business, the statutory right of withdrawal does not apply to your purchase; the rest of these terms does.

5.1 Your right of withdrawal

As a consumer you may withdraw from a purchase within 14 days of the day you ordered, without giving a reason. If we did not tell you about this right before you ordered, the period is extended by up to 12 months. When the last day falls on a Saturday, a Sunday or a public holiday, the period runs until the end of the next working day.

A report is digital content that we deliver straight away. If, before you pay, you ask us to deliver it at once and confirm that you then lose your right of withdrawal, the right ends as soon as delivery begins, and the receipt we email you confirms both. Without that request, that confirmation and that receipt, you keep the right.

If you withdraw before you have paid, for example while a bank transfer is still on its way, the order is cancelled and you owe nothing. Money that still reaches us is repaid.

5.2 How to withdraw

Use our withdrawal form (the link “Withdraw from contract here” at the bottom of every page and in every receipt), send us the model withdrawal form below, or tell us in any other unequivocal way through one of our published channels: by email or by post to the addresses in section 11, or through our chat or WhatsApp. Each of these counts as much as the form, also when the form is unavailable. Your withdrawal is in time when you send it before the period ends.

We confirm your withdrawal by email without delay, with what you declared and when we received it.

We repay everything you paid within 14 days of receiving your withdrawal, through the means of payment you used unless you expressly agree to another, at no cost to you. A report we repay is locked again.

5.3 Model withdrawal form

5.4 If the report is not as agreed

Whatever else these terms say, as a consumer you keep your statutory rights for digital content that does not conform to the contract. If a report is not delivered, does not open or is not what we described, ask us to put it right, at no cost to you. If we cannot, or do not do so within a reasonable time, you may ask for a price reduction or end the purchase and get your money back. These rights come on top of your right of withdrawal and of the commercial guarantee in section 5.

6. Intellectual property

The Biedbril platform, including its software, algorithms, design, and content, is protected by intellectual property laws. You retain ownership of documents you upload, but grant us a limited license to process them for providing our services.

7. Disclaimer of warranties and AI liability waiver

Our services and AI-generated property analyses are provided strictly 'as is' and for informational purposes only. Biedbril is a service of LN Software, a sole proprietorship (eenmanszaak) registered with the Dutch Chamber of Commerce (KVK) — a technology provider, not a certified structural engineer, legal notary, tax advisor, or real estate agent (makelaar).

IMPORTANT: The AI analysis relies on available public and third-party data, which may contain errors, access gaps, or outdated information. AI can make mistakes or miss hidden structural defects. Biedbril cannot be held liable for financial losses or damages resulting from purchases, bids, negotiations, or decisions based on our reports. Always consult qualified professionals before signing real estate contracts.

8. Limitation of liability

To the maximum extent permitted by law, Biedbril shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our services.

9. Termination

We may terminate or suspend your account at any time for violations of these terms. You may cancel your account at any time through your account settings or by contacting support.

10. Governing law

These terms are governed by the laws of the Netherlands. Any disputes shall be resolved in the courts of The Hague, Netherlands.
